TL;DR
• A positive signal on where Egypt’s property market is trying to go
• A practical answer to a question every foreign visitor asks in El Gouna, where to buy gifts
• One property worth knowing about if you’re visiting during Christmas or New Year
A quick orientation
This week’s note moves from big picture to very specific.
Where the Egyptian real estate market is trying to head.
How life in El Gouna actually works on a small, practical level.
And one option for those who are already here, or about to be.
A signal worth paying attention to

I came across a recent piece of news proposing a unified digital regulatory framework for Egypt’s property market.
I don’t think this happens overnight. Probably not even soon.
But what impressed me was the direction of thinking.
Clearer records. Better coordination. More structure.
These are the kinds of foundations mature markets build toward, even if execution takes time.
For anyone watching Egypt long term, this is a healthy signal of intent.
Not a promise. Just progress in mindset.
A small Gouna problem, solved
If you’ve ever visited El Gouna with foreign friends, you’ve probably heard this question:
“Where can I buy nice gifts to take back home?”
I hear it every time. Especially from foreign friends who visit regularly.
So I made a short YouTube video where I take one of my foreign friends to my top 3 go-to places for gifts. Simple, local, and actually worth packing in a suitcase.
If you’re visiting soon, or hosting friends, this will save you time and confusion.
You can watch it here:
One property, clearly defined

With the holidays approaching and El Gouna about to get busy, I want to highlight one property that might make sense for a very specific buyer.
Location: The Nines neighborhood
This could be for you if:
• You’re looking for a family home around the $1.1M range
• You want something almost ready, delivery in about 1 year
• You prefer a 5-year payment plan
• You like open views, it overlooks a golf course
This is not for you if:
• A lagoon view is a must
• You’re looking for an apartment
• Your budget is below $1M
Check this link to see a 3D view from the location
If you’re visiting during Christmas or New Year, we can easily arrange a viewing while you’re here.
